A TikTok Room Tour Is Your Biggest Red Flag — Here's Why

The Fraudehelpdesk logged 175 reports of fake student housing ads on TikTok in the first half of 2026. The previous six months? Twenty-one. That's not a gradual increase — that's a floodgate opening.

Hundreds of fraudulent listings are circulating on TikTok at any given time, according to investigations by NOS Stories and DutchNews.nl. These aren't clumsy fake posts from a decade ago. They're polished, they look real, and they target the most vulnerable group in the Dutch housing market: international students who can't physically be in Amsterdam or Utrecht to check whether the apartment actually exists.

At House Hunter, we watch over a thousand Dutch rental sites for new listings. I've seen how fast a genuine Pararius listing gets scraped and reposted elsewhere. What's new here is the speed and reach TikTok gives scammers — and the fact that a platform built for dance trends has become a rental marketplace with zero oversight.

Here's the part that confuses everyone. A video showing a nice room in central Groningen, with a walking tour through the kitchen and a view of the canal — that should be reassuring, right?

Wrong. That video is the single biggest red flag.

Scammers copy photos and listing details from legitimate Dutch rental platforms — Pararius, Funda, Kamernet — and repost them on TikTok. Some go further and stitch together a video tour from stolen images and stock footage. The production quality makes the listing feel authentic. But the video exists precisely because the scammer can't show you the actual property. They've never been inside it.

A legitimate landlord on Pararius or Kamernet doesn't need a TikTok video to rent their room. The platform already verified their listing. When someone posts a room tour on TikTok and directs you to message them privately, they're bypassing every safety mechanism that Dutch rental platforms have built over the past decade.

Dutch rental platforms operate under real pressure to prevent fraud. Pararius has submitted police reports and legal dossiers to TikTok demanding action and is now preparing legal action against the platform. Funda and Kamernet have issued consumer warnings about listings that appear outside their ecosystems.

These platforms have invested in verification systems, fraud detection, and consumer-facing warnings. Pararius maintains a dedicated scam-prevention page. Kamernet requires account verification. These aren't perfect systems — scammers still slip through — but they create friction that makes fraud harder and more traceable.

TikTok has none of this. No landlord verification. No listing authenticity checks. No requirement that the person posting the video has any connection to the property. TikTok's own policy prohibits fraudulent content, but investigative reports show that reported scam accounts often remain active. The platform's response is reactive, not preventive. By the time a scam post is taken down, the damage is already done.

The playbook is consistent. A scammer copies a listing from Pararius — let's say a €650 room in Rotterdam near Erasmus University. They post it on TikTok with attractive video and a rent price slightly below market rate. International students, desperate to secure housing before their visa deadlines, start messaging.

Then comes the pressure. Pay the deposit now or someone else gets it. The scammer refuses a live video call, citing travel or illness. They ask for payment via wire transfer, cryptocurrency, or even Airbnb — methods that are nearly impossible to reverse. Some go further and request passport scans, bank statements, and BSN numbers under the guise of a "pre-screening application." That data ends up on the dark web.

The LSVb (National Student Union) reports that some victims have lost deposits equivalent to several months' rent. One student searching from abroad loses €2,000 and arrives in the Netherlands with nowhere to live. That's not a minor inconvenience — that's a crisis at the start of your academic year.

International students face a combination of disadvantages that scammers exploit systematically. They're searching from abroad, so they can't attend a physical viewing in Eindhoven or Delft. They may not know what a standard Dutch rental contract looks like — the ROZ model, the huurtoeslag system, the role of the huurcommissie. They don't know whether €450 for a room in Amsterdam is suspiciously low or just a good deal.

They're also under time pressure. Visa deadlines, enrollment confirmation, and the academic calendar create urgency. Scammers know this. The high-pressure tactics — pay now or lose the room — work precisely because students are already panicking.

And many students trust TikTok implicitly. It's where they get their news, their recommendations, their sense of what's real. The idea that a platform they use daily could be a vector for fraud doesn't occur to them until it's too late.

Stick to the platforms that have something to lose. Pararius, Kamernet, Roomspot — these sites have reputations, legal obligations, and fraud prevention infrastructure. If a listing appears on TikTok but not on any of these platforms, that's not a shortcut. That's a trap.

If you can't visit in person, demand a live video call — not a pre-recorded tour. A real landlord can walk you through the property in real time. A scammer who stole photos from Funda cannot.

Never pay before you've signed a legitimate contract and verified the landlord's identity. You can check property ownership via the Kadaster (Dutch property registry). If the person on TikTok claims to own a building in central Utrecht but Kadaster records show otherwise, walk away.

If someone asks for your passport, BSN, or bank statements before you've even seen the property, that's identity theft, not a rental application. Report it to the Fraudehelpdesk and file a police report. The international nature of these scams makes enforcement hard, but every report adds to the picture.
